Pawling... Patterson... Carmel... Living in one of Dutchess or Putnam County's beautiful towns and villages that make up a small part of the greater Hudson Valley region can't be beat.

I moved up here in 1989 from Brooklyn, first to Mahopac, then to Pawling. I worked in the city and wanted to get away from crowded subway trains, living on top of each other and the hassles of urban life. I wanted to sit & relax on the way to work, not stand. I wanted to breathe fresh air sweet with the smells of nature. Drive along uncrowded roads with the windows down and hear birds chirping, not the din of city buses and taxi's honking their horns. Park the car and not have to worry about locking it. Today, I travel through villages and towns that take a page from small town America. Past fields with horses grazing. Over streams, brooks and lakes. It's the kind of place where you stop and help a turtle cross the road. Where deer graze on field flowers, cardinals & bluejays peck for bugs and chipmonks scurry about.

People at stores know my name and I know theirs. I see puffy white clouds as I tend the garden and witnessed mornings so quiet the only thing you hear is dew dripping off trees. I park next to a running brook while I check my voicemail instead of double parking in a bus stop. When I drop off my kids at school, I see the principle out there waving hello to students as they get off school buses. I have almost 2 dozen kinds of birds that visit the birdfeeder. I taught my kids to ride a bicycle on a quiet country road. Every afternoon a group of deer take a shortcut across my driveway while the next morning, wild turkeys reverse that course. In the fall, nature puts on a show for me that can't be beat. And at night, it gets so dark the kids and I look up at the stars and we can see Orion and Andromeda as they catch fireflies with their bare hands. And yet, I can hop on the train and arrive in the middle of midtown Manhattan in comfort. With no stress. I can drive 30 minutes to the mall, or relax on the deck under the stars while working on my laptop.

Is this the life for everyone? No. But I enjoy it. Maybe you would too! I'm a real estate agent and I help people discover the joys of living here. Whether you're a seasoned home buyer or someone who wants to own their first home, I can help you. Within these pages I'll offer you tips, ideas, advice and what each town has to offer, whether you want to live in Dutchess County or Putnam County.

What a wonderful world awaits those who seek it out.

People hear the name "Hudson Valley" and immediately think of the Hudson River and towns along it. But there's more to it than that! Established in the early 1700's, New York State's Hudson Valley in Dutchess and Putnam Counties is composed of the more urbanized side along the Hudson River (the Route 9 corridor, as we call it) and the more serene eastern side (the Route 22 corridor) which borders Connecticut. On this side of Putnam County, Carmel (as well as Lake Carmel, Mahopac & Lake Mahopac and Patterson (plus Putnam Lake) in Putnam County and Pawling (including Whaley Lake and Lake Dutchess) in Dutchess County are lovely communities. Each offers their own special charm within their 15 miles distance and a ride north on Metro North Railroad's Harlem Line from New York City just can't be beat, especially in the fall. For those who'd like to Mapquest or Google Earth them, they are Carmel (zip code 10512, which also includes Lake Carmel), which has its hamlet sitting on the shores of Lake Gleneida. Patterson (12563), the northerneastern most town in Putnam County also includes Putnam Lake. Pawling (12564) is just over the county line in Dutchess County and has a lovely small town village as well as plenty of open space. Whaley Lake (12531) to the southwest is part of Pawling township, which also includes the Lake Dutchess area.

We're chock full of history up here. Several indian tribes were located here and from them we get such names as Taconic, Webatuck and Amenia. The Revolutionary War saw many noteable historic figures pass through. In fact, several pivitol victories took place here that were crucial to our independence. Historic sites and buildings dot the landscape. Did you know that in World War II, wounded soldiers came to the area for rehabilitation and recovery? Nowadays, people flock here for our galleries, antiques and natural beauty.

Scores of outstanding citizens and celebrities have called Pawling, Patterson & Carmel home. Among them former Governor Thomas E. Dewey, Timothy Dalton, Elizabeth Montgomery, Senator Vincent Libell, Edward R. Murrow, Lowell Thomas, Timothy Dalton, Dr. Norman Vincent Peale, James Earl Jones, Sally Jesse Raphael, Joan Rivers... (just to rattle off a few).

Is it any wonder that this is the best place to call home? Need you really ask?

Real Estate... It's more than just houses!

Real estate is more than just houses. It's about people. It's about becoming an expert in the communities I serve. It's also about becoming involved in them as well. It's about providing bags for the book sale fundraiser at the local library. Helping the Girl Scouts with their car wash fundraiser & cookie sale. Participating in town festivals. Sponsoring a Little League. Adopt-A-Highway. Toys-For-Tots. Helping a needy family during the holidays. Joining the local Chamber of Commerces... You see, for more than 100 years COLDWELL BANKER has been helping people buy & sell real estate so I know there's more to being a good real estate agent than just helping people buy and sell their house. Believe me... A LOT more!

I am a real estate advisor. I don't sell houses. I help you find what you want, need, desire and can afford. I then facilitate the process so you can buy it!
